A WORD ABOUT COMMISSIONS:
By listing your property with E Property Solution, you can save thousands of dollars in commissions, since you aren't paying a listing broker's commission. This is a very challenging real estate market though, and a seller or renter must weigh all the options before deciding on the commission you want to pay.
With the E PROPERTY SOLUTION listing program, you, the seller/renter, set the commission rate. Typically, the commission for the sale of a house is 6%, which is usually split between the selling agent and listing agent. For rentals, the commission is usually 10% of the lease value (often it's equal to just 1 month's rent). When you list with the E PROPERTY SOLUTION, you pay a flat fee to list your property, and there is NO commission due to the listing agent at closing.
This arrangement provides you with 2 possibilities. You can either offer the selling/rental agent what they would typically make on the deal if you listed with a traditional company, 3% of sales price or 5% of rental value, or if you want to be more aggressive, you can offer the entire commission you would typically pay with a traditional company to the selling/rental agent. Because this is a very slow market, many sellers and renters are offering bonuses to the agents who bring them a deal.
It may be beneficial to go a step beyond what an agent would typically make on a transaction and offer more commission than the competition in order to generate more traffic to your property. EXPOSURE SELLS!!! What property do you think agents are going to show their clients first? A property that offers 3% commission or a property that offers 6% commission? Of course, if you sell your property on your own, you pay no commission at all. It is probable though, that you will sell/rent through an agent, so it is a good idea to entice the agents to show your property by either offering a higher commission than your competition, or by pricing your property considerably LOWER than comperable properties.
